The Related Group, which has already developed several projects in the SoFi neighborhood, is planning to build Viceroy Resort & Residences South Beach in a joint venture with Los Angeles-based Kor Hotel Group.

Viceroy Resort & Residences will feature 64 condominiums ranging from 1,000 to 2,000 square feet, 121 condo-hotel units ranging from 700 to 1,500 square feet and six penthouses ranging from 2,200 to more than 4,000 square feet. The project amenities include three pools, a signature restaurant, conference rooms, a business center and concierge. Owners of the condo-hotel units will have the option to place them in the hotel rental program, but will not be obligated to do so.

Sales of the condominiums will kick off in the next few weeks with the condo-hotel units starting to sell in September. Todd Nordstrom, a real estate agent with Esslinger-Wooten-Maxwell Inc. in South Beach, says the SoFi neighborhood is hot right now and there is little new construction for sale to compete with the Viceroy.

The architect for Viceroy is The Sieger Suarez Architectural Partnership Inc. in Miami.
